BEACH 0.3 MILE, LOOE 5 MILES Enjoying wonderful sea views, a south facing coastal plot with potential, in an enviable location close to Downderry Beach. About 0.2 acre, Some Planning History. EPC - EXEMPT.

LOCATION The plot is situated in an elevated south facing position just outside the village environment yet only a short walk (0.3 mile) from the beaches at Seaton and Downderry.

Amenities include a primary school (rated "good" by Ofsted), restaurant, beachside public house, church, beach café, village store, post office and doctors' surgery. Similar facilities are available at St Germans, which also has a main line railway station providing a useful commuter link to Plymouth (Plymouth to London Paddington 3 hours). The neighbouring village of Seaton also has a Countryside Park with riverside and woodland walks. Additional local facilities include golf at Portwrinkle, or at Looe Bindown. The South West Coast Path is accessed nearby with parts of the neighbouring coastline in the ownership of the National Trust.

The beach has a slipway and offers the opportunity to keep and launch boats (by permit) and has a long and interesting foreshore with a fascinating mix of rock pools and sand. Seaton beach benefits from a RNLI Lifeguard station during the summer season. Saltash has a Waitrose store on its northern outskirts and the city of Plymouth offers an abundance of facilities centred around the historic and fascinating waterfront areas of the Barbican and Hoe.

DESCRIPTION The property comprises a south facing plot with sea views. The plot has been in the same family ownership for at least 44 years and is currently in natural condition. It is believed that the plot extends to about 0.2 acre. It should be noted that due to the overgrown nature of the site Scott Parry Associates have not entered the site to take measurements and any intending purchaser is advised to verify this for themselves prior to committing to purchase. Please note the plan attached has been supplied by the client, we are awaiting a Land Registry plan.

PLANNING HISTORY We understand that planning permission was granted on the 11th December 1972 for the erection of one house and garage with a decision notice reference of 28141/E. We believe that a subsequent application was refused however we are not in possession of any documentation that relates to this. Neither Scott Parry Associates nor our client have made any enquiries relating to any future potential for this plot and therefore cannot make any representations in this regard.

DIRECTIONS Using Sat Nav - Postcode PL11 3JA.
